Company History
CPM’s first multi-family project was Pine Hill Gardens in Lawrence MA. These
luxury apartment homes in the premier residential neighborhood of the city were
known for their spaciousness and premium appointments. The setting of this
small, 76 unit, development over multiple acres provided residents a park-like
atmosphere in a rental community. .
Upon completion of Pine Hill, the company immediately began to develop a 480
community in Methuen, MA known as Colonial Village. The property consisted of a
combination of town homes and garden style apartment homes. A focal point of
the community was its first-in-the-area, amenity center with a swimming pool,
clubhouse, playground and tennis courts. The innovative Colonial Village
community was considered the premier Methuen address upon opening in the early
1970s.
After the Methuen project was complete, the CPM development team headed north
to Manchester NH. A 35 acre, Victorian estate was purchased and developed into
Colonial Village – Manchester. Completed in 1975,the 448 unit project remains
one of the most sought after Manchester rental communities.
A few years later, the company began to develop the west side of the Merrimack
river. At the time it consisted of a golf course and a few summer homes. The
location was exceptional – just off two major routes, 93 & 293 for easy
access. It was only minutes from the city’s downtown and offered beautiful
views of the Merrimack river and the hills surrounding the city.
Construction Planning & Management, began the construction of Washington
Park, just twenty-five years ago. With over 800 apartment homes, tennis courts,
pools and a clubhouse, it was a community within itself. Washington Park
provided Manchester residents a new alternative, luxury community living, in a
new setting. CPM continues to manage Washington Park with same ideals today,
continually re-investing in the property to ensure that residents are offered
the latest amenities and services.
CPM continued to develop the area as well, adding Greenview Village Apartments
and Town homes in the mid 1980s. Riverview, a garden style community with
underground parking, continued CPM’s history of combining innovation and
quality within a multifamily community in 1990. The company also developed a
business mall, Riverside Park, alongside Interstate 93 in 1997
In 1998, Construction Planning & Management developed the area’s first 55+,
Active Adult community, Regency West. The innovative project promised 5-star,
hotel-style living. With inclusive pricing that ranges from $1100 to $1525, an
apartment home in Regency West offers spacious rooms (up to 1300 square feet),
premium features (fully applianced kitchens, multiple baths, oversize closets,
in-unit laundry, balconies), and more. The community provides an onsite fitness
center and spa, a computer center and library, a billiards parlor, a plush
resident lounge, elevators and an underground parking garage. There is even a
concierge. And the pricing is inclusive of heat, hot water, 70 station cable
television service, and all of the amenities. And today, 7 years later, more
than half of the original residents still reside there.
CPM added Regency Heights to its collection of active adult housing in 2003 and
converted Regency Place in 2005. In the beginning of 2005, CPM opened it’s
latest development: The Regency Condominiums at Rivers Edge.
The new project consists of eighteen oversized luxury condominiums located on
Country Club drive. An active adult community, it offers 55+ buyers the
opportunity to own a home and still benefit from the luxurious, hassle-free
lifestyle than CPM introduced in Regency West. Each condominium home will offer
a truly amazing river view, an expansive master suite with a sitting area,
laundry, walk-in shower and whirlpool tub, a spacious living room with a gas
fireplace, state-of-the art kitchen, underground parking garage and so much
more.
