James Palmisano
President
 
Jim has been with CPM since 1995. He is a believer and practitioner of hands-on management style and acquiring knowledge through experience. He has literally held every position in the company during his 24 year career. Jim is constantly seeking to grow the company's holdings through development and acquisitions while improving the quality of the existing portfolio and maximizing ROI.
 
While he has been the driving force behind the company's acquisitions, development and investment strategy, Jim feels his greatest accomplishment is keeping a family run business progressing as well as creating a company culture that fosters long term team member loyalty.
 
Jim has planned, developed, constructed and renovated multifamily units, commercial space; completed condominium conversions; has negotiated real estate financing and refinancing and has managed and invested cash assets in a profitable manner.
 
Jim received a BS from Merrimack College and an MBA from Southern New Hampshire University. He has served on state committees and is a member of many chambers and building organizations.
 
 
Karen LeMire Spencer
Vice President of Operations
 
Karen has been with CPM since 1995 when she landed the position of Accounts Receivable Manager. As the Vice President of Operations, she is responsible for cash management, financial management, debt refinancing optimization, and operational management. Karen has authored the company's operation's manual and employee handbook. She is the point person during due diligence stages of all real estate loan negotiations, coordinated the condominium conversion process of multiple communities and responsible for maintaining and overseeing liquid assets.
 
Karen's success at CPM is based on her immense hunger for knowledge, personal growth and the ability to conquer challenges while balancing high risk and reward. "It is through consistent success in dealing with those risks that gives me immense satisfaction."
 
Karen holds an accounting degree from Hesser College. She earned her Accredited Residential Manager designation from the institute of Real Estate Management (IREM) and served on the Board of Directors for the Apartment Association of New Hampshire during its inaugural year.
 
 
Lisa Venditti
Vice President of Property Management
 
Lisa joined to CPM team in 2001 as its Director of Marketing. She became the Vice President of Property Management in 2007, after holding the position of Vice President of Marketing, Leasing & Education. Lisa credits her growth at CPM to CPM. The company has always allowed me to provide input and ask questions in areas that fall outside of my responsibility. It has allowed me to learn the business and help to grow the business.
 
Her responsibility includes overseeing the team of commercial and residential site personnel and management, articulating reposition and lease up strategies, operational cost efficiency, contract negotiations, capital project optimization investment and implementation, acquisition and development analysis, and divestment analysis and sales management.

Lisa holds a BSBA from Salem State University and an MBA from Bentley University. She has earned her ARM designation from IREM, her NALP and CAM designation from the National Apartment Association and is a Massachusetts & New Hampshire Real Estate Broker. Lisa is also a faculty member of the NAA Educational Institute. Lisa is the former President of the Apartment Association of New Hampshire and served on its Board of Directors from 2003 to 2008.
